Buying or Building?

After a bit of discussion, my wife and I are now going to talk to some builders about possibly building a new home out at Googong. This has mainly come about as we can't find anything currently for sale that we can agree on, we also think that it may actually be cheaper to build what we want then to buy something. Like most thoughts we've had recently, that will probably be wrong but we have to get all the information first. 
We have a very slim window in which to find a block and engage a builder otherwise we'll be without a home for a considerable length of time. We're expecting that settlement on our current house will occur in just under four months. Construction could take up to 9 months so that would leave us living with my Dad for the gap in the middle. We'd also have to put most of our belongings in storage which could be quite expensive. The benefits of building at that we'll get exactly what we want and we'll be saving money by staying with Dad so we could possibly afford to have a few nicer things in the house.
The down side of building is that we'd be living with Dad for six months and that would be a bit of an ask for my wife. We'd need to work a few things out if we were going to do that to ensure that we had some space for the kids and us that wasn't getting in my Dad's way.
We're meeting with a builder tomorrow so should have more of an idea of what we could be in for after that. One of the advantages of looking at a few of the houses available at the moment is that we've got a bit of a list of things that we are looking for and getting them added in during the build would be easier and most likely cheaper than getting them added in a later date.
